The Kyle Planning and Zoning Commission approved retail and residential zoning at its Aug. 11 meeting before city council gives their approval.
The commission assigned original zoning to about 15.48 acres of land from agricultural land to retail service, along with assigning 12.25 acres of land from agricultural land to multi-family residential. The property is located on the southwest corner of Kohler’s Crossing and Interstate Highway 35 Frontage Road.
The site is currently vacant and utilized for agricultural purposes only. Across Kohler’s Crossing, to the north of the property, there are partially developed retail spaces.
Approximately 8.20 acres of land was also approved for rezoning from from PUD Single Family Attached District (R-1-A) to a Planned Unit Development PUD Single Family Residential District 3 (R-1-3). The property is located within the 800 block of Rebel Drive, north of Gregg Clark Park.
A request was also made for the commission to rezone about 6.67 acres of land from PUD Single Family Attached District (R-1-A) to PUD Retail Service District (RS). The commission approved staff’s recommendation of a Community Commercial (CC) district instead of a Retail Service District. Some of the property uses allowed within the retail district could pose an issue to the residential area, according to staff.
“We believe, given the size of over 6 acres, community commercial will be more appropriate for that,” City planner William Atkinson said.
